Commercial Projects

We work collaboratively with clients, developers, designers and contractors to ensure that the safety, health and wellbeing of the project team, your workers, visitors and members of the public is prioritised with as little disruption to your commercial business as possible.

What is a commercial project?

A commercial project is defined as the construction of structures and facilities for commerce and business.  Commercial projects include retail shops, restaurants, hotels, medical buildings and hospitals, industrial shops, and office buildings.

Can I keep my commercial business activities operational during construction?

Yes.  The majority of the time, business activities can remain operational with minor adjustments during small construction projects.  However, larger construction projects may require business operations to be moved to a temporary location.

Who do I need to protect?

Under the Health and Safety at Work etc. Act 1974, you have a duty of care to anybody effected by the activities undertaken by your business, whether these are from your normal day-to-day business operations, or construction activities that are planned to be undertaken over a short period of time.

This includes everyone from members of the public and your employees, to those undertaking surveys or construction work on your premises.

What are my responsibilities on a commercial construction project?

I am the commercial Business Owner

Under the Construction (Design and Management) Regulations 2015, you are the Client on the project.  As a duty holder, you have a number of responsibilities that you must undertake, or appoint someone to undertake these on your behalf.  Please see our CDM Advisor page for more information.

I am the Designer

If you are the only Designer on the project, or the Designer in control of the pre-construction phase, then you will need to undertake the duties of Principal Designer.  As a duty holder, you have a number of responsibilities that you must undertake, or appoint someone to undertake these on your behalf.  Please see our Designer or Principal Designer page for more information.

I am the Contractor 

If you are the only Contractor on the project, or the Contractor in control of the construction phase, then you will need to undertake the duties of Principal Contractor.  As a duty holder, you have a number of responsibilities that you must undertake, or appoint someone to undertake these on your behalf.  Please see our Contractor or Principal Contractor page for more information.
